Located 20 miles NE of Yerington, Nevada, 76 miles SE of Reno. 
Basin and Range topography surrounded by high desert terrain.  Good stand of mature trees around ranch and on WALKER RIVER.  Cross the cattle guard to ranch, and into the Walker Lake Valley.  Stanley Ranch is the only private property in the WALKER LAKE VALLEY, and has the only irrigation well on this water table.

DEEDED ACRES: 198.04

BLM LAND:  25,000 acres. The Stanley Ranch owns the rights to the Desert Mountain allotment.  It is considered the richest allotment in the area, with a heavy stand of Indian Rice Grass.  This allotment was not grazed in 2003 or 2004, and is prime. 
GRAZING PERMIT for 834 AUM’s.  The permit runs November 1 through March 31. 
Capacity:  168 cow/calf pairs.
BLM WELLS:  Two windmill water wells, one fuel pumped well, spaced out over the 25,000 acres, each with stock watering tanks.

LAND IMPROVEMENTS:  The property is fenced and cross fenced. There is a small portion of the North side that is not fenced.  (It should be noted that fences may not be on the exact property boundary lines, which is typical of Nevada ranches).

1.)LODGE HOUSE.  General Fremont camped here while mapping and surveying this area. First built in 1880’s, this historic ‘hunting lodge’ house has been beautifully remodeled and enlarged, has an ideal entertainment aspect. 
Large rustic living room, antique barn siding on walls, antler chandelier, antler sconces, large custom river stone fireplace. WEATHER:  Locally noted as being the ‘Banana Belt’ area, temperatures rarely reach extremes, with moderate temperatures and averaging over 300 days of sunshine.
PRECIPATION: Annual average 5.52” per year.
TEMPERATURES: Average for January is 46 degrees, average for July is 92 degrees.
SNOWFALL: 10” or less annually. NOTE: Proximity to skiing in the Sierra Nevada.
HUMIDITY: low at 20%.
